What is a cluster community?
A row of townhome style homes built under multifamily zoning, where every unit sits on its own separately recorded parcel with its own deed. The same product type as a townhome development, with an ownership structure closer to a single family home.
How is this different from an HOA townhome?
There is no homeowners association, no monthly assessment, and no shared parcel. Each owner holds an individual deed and title insurance on their specific lot. Decisions about the unit stay with the owner.
Who does Hornby Development work with?
Investors deploying capital into the cluster community pipeline and buyers purchasing a unit to live in or rent. Landon works with both directly, with no fund intermediary.
What returns can investors expect?
8 to 12 percent projected cash on cash return during the hold phase, with a 10 percent historical average across active partnerships. Returns are not guaranteed. Terms are set per project with Landon.
Can I get a mortgage and live in one unit?
Yes. It is a standard real estate transaction. Conventional and FHA owner occupant programs apply, and the owner occupant fourplex strategy lets you live in one unit and rent the others.
